Real estate purchase

Lately, I’ve been hesitating about investing in real estate, whether to live in it or rent it out to someone else. One thing is holding me back: the fear of making a mistake or choosing the wrong investment. But I’ll have to make a decision by early February. What do you think of my idea? Your current situation seems to involve quite a few ups and downs, so I wouldn't advise you to invest in furniture, but rather to try renting out a property to a third party.

Thank you for your reply. I am currently renting and I wanted to buy an apartment to live in and then rent it out in the future. I will not rush and will follow your advice.
